About FloorLens

FloorLens is an app for iPhone and iPad that turns a LiDAR scan of a room or a whole home into three things: a measured floor plan, a textured 3D model, and a 3D tour that opens in any web browser from a link or a QR code.

What FloorLens does

You walk through a property holding an iPhone or iPad that has a LiDAR sensor. FloorLens records the walls, doors, windows and furniture, and by the time you stop scanning it has built a floor plan and a 3D model of the space. Wall lengths, room areas, ceiling heights and object sizes are measured automatically, and the result is aligned to magnetic north, so the plan faces the way the building really stands.

From one scan you can:

  • edit the plan: add, move and remove walls, doors, windows and objects;
  • export a PDF with measurements, or the current view as JPG, PNG or SVG;
  • export the 3D model as GLB, USDZ or OBJ (see which 3D format suits which job);
  • render a fly-through video of the property as an MP4;
  • share the scan as a web link and QR code that opens in a browser, with no app and no login for the person viewing it (see how sharing a 3D tour link works).

Floor area can be reported in the standard your country uses, such as ANSI Z765 in the United States, Gross Internal Area in the United Kingdom, Wohnfläche in Germany or SIA 416 in Switzerland. These figures are estimates from a phone scan, not a survey.

What you need

An iPhone 12 Pro or later, or an iPad Pro, with a LiDAR sensor and iOS 26 or later. There is no Android version, because the app relies on Apple's LiDAR scanner. New to the sensor? Start with what LiDAR on the iPhone is.

What it costs

Scanning, measuring, floor plans and every export are free, and the free plan includes one scan shared on the web at a time. Premium starts at $6.99 a month and adds baked textures, the full 3D mesh, more shared scans, iCloud sync and your own branding on PDFs. The current plans are on the pricing section of the homepage.

How your data is handled

Scans, floor plans and measurements are computed on your device. An account is optional. Nothing is uploaded until you choose to share a scan on the web, and you can delete a shared scan from inside the app at any time. The details are in Swiss privacy by design and in the privacy policy.

Beren Kaul

FloorLens is designed, built and run by one person: Beren Kaul, an independent developer based in Zurich, Switzerland. He also writes the articles on the FloorLens blog.

Beren has been building iOS and Android apps for more than ten years and works as a Lead Software Engineer on augmented-reality and AI apps for iPhone. He holds a Ph.D. in Human-Computer Interaction from Leibniz University Hannover, where his research covered augmented and virtual reality. One of his papers, presented at CHI 2021, used Apple's ARKit to recognise and track objects in a room.
