Scan during the photo shoot or the valuation visit. A typical apartment takes a few minutes, and you get a clean, north-aligned floor plan with room areas and measurements plus a textured 3D model. The photos you take are pinned in the 3D space exactly where you took them. There's no extra camera or tripod, and no upload-and-wait processing service.

Pick your country and the floor plan reports the figure your listing form asks for: Gross Living Area (ANSI Z765) in the US, Gross Internal Area in the UK, RMS in Canada, Wohnfläche (WoFlV) in Germany, surface habitable or the Loi Carrez in France, SIA 416 in Switzerland, and more. Each is measured to the correct face of the wall, with below-grade and unfinished space handled as that standard requires instead of quietly folded in. Every room carries its area, length × width and ceiling height. The app, the PDF and the shared web tour all show the same numbers.

These areas are an estimate from the scan, not a surveyed measurement, and are not legally binding. A phone scan can't capture everything a legal definition counts, such as balconies or sloped-ceiling allowances. Where your market regulates how living area must be measured or disclosed, have it confirmed by a qualified surveyor before it goes on a listing.
